Tips to Reduce Construction Cost while building a New Home

Building your dream home just like the way you want is not an easy process. From construction equipment to hiring labour and architect, each and every step involves proper planning that comes under the construction cost of any property.

With high construction rates in major Indian cities, any small mismatch between expected costs and actual expenditures leads to an overburden of money while building a home. In order to stay away from this, Effective cost management and value engineering are some of the important key areas which most of the leading developers rely upon. So, if you have decided to build your house independently, here are some tips which will definitely help you in saving your construction cost:

Location and Layout of the Plot

As the price of land parcels is high in most of the metro cities, consider a location which is emerging as a potential investment destination and has lots of infrastructural activity to be carried out in coming years. You will notice that the price of a plot is much lower than other developed locations.

At the same time, the layout of the plot also plays a major role in saving on the construction cost. For instance, a plot which is at a lower level than the ground invites extra costing of land filling material leading to an increase in the construction cost of the home. So, while selecting a plot, keep in mind this feature.

Keep it Simple

As said, Simplicity is the ultimate sophistication. So, design your home as simple as you can. We know that with the changing trend you may want to incorporate all the modern architecture to the home, but then it will land you in paying up more construction cost. A simple and clean floor plan and design consume fewer construction materials per unit built-up area. Try not to add any extra room, or bathrooms that are not important for you. At the same time, building a double-storey is more beneficial than a single-storey. Also, using too much of beautification elements will over burden you in building your home.

Reclaimed Construction Materials

Today most of the developers are using low-maintenance construction materials so as to reduce the extra expenditure on their residential project. The same can be done by you too. Go for low-maintenance building materials as well as reclaimed woods and bricks for the construction of staircases etc. Here, you can have a brief talk with your contractor so as to work upon the use of best quality but low on maintenance building material. For example these days RCC (Reinforced Concrete Cement) door frames are much in use as compared to wooden door frames.  And suppose you are buying the material in bulk, then it can cost you much less that the original cost.

Use Latest Technologies

These days the construction market is full of latest materials that are less in cost as well as higher life too. For example, use of Prefabrication technique in building a home is considered much cheaper as well as much advantageous in order to achieve better accuracy and lowering construction cost.

Last but not least, you can also hire or talk to experienced professionals who can give you the right advice on building materials that not only saves your overall expenditure but also make your dream home strong and smart.
